Two ways out, two sets of rules

The program has two versions, and the difference is how you plan to pay it off.

Selling the property. No rent test. The house should be listed or about to be, in C2 condition or better, and priced within the normal range for its market. This is the loan for a finished flip that is taking longer to sell than planned, or that you want to pull cash out of while it sits on the market.

Renting the property. The rent has to cover the payment at least 1.10 times, measured on the lower of the lease and market rent, and the house needs to be in C4 condition or better with no deferred maintenance. This is the loan for a rental that is leased but not yet seasoned long enough for the cash-out you want on a 30-year DSCR loan.

Valued as it stands today

The appraisal is as-is only. There is no after-repair value on this program, because there is no repair left to do. If the house still needs work, the fix and flip loan is the right tool, since it funds the rehab.

Example. A renovated three-bedroom that appraises at $380,000, owned for eight months. 70% of value is $266,000. Owned for only four months, after buying at $250,000 and spending $40,000 on documented work, the cap would be 85% of $290,000, or $246,500.

Bridge pricing tracks short-term rates such as SOFR and prime (today's numbers). The hard money calculator shows the total cost of a short-term loan with points and fees.

Who it fits

Investors with a finished property and a clear exit inside a year. No experience is required, foreign nationals are eligible, and loans run from $50,000 to $3,000,000 across single family, 2-4 unit, townhome, PUD and warrantable condo properties.

Questions people ask

Is this the same as a homeowner bridge loan?

No. A homeowner bridge loan helps someone buy a new home before selling the old one. This is a business-purpose loan on a finished investment property: a flip waiting to sell, or a rental not yet ready for a 30-year loan.

How much can I borrow?

Up to 70% of the as-is appraised value. If you have owned the property less than 6 months, the loan is limited to 85% of what you paid plus documented, completed improvements.

What credit score do I need?

660 or higher.

Does the property need to be rented?

Not for the sale exit, which has no DSCR test but needs the house in C2 condition or better. For the rental exit, the property has to show at least 1.10x DSCR on the lower of in-place and market rent and be in C4 condition or better.

Can I use it to refinance a flip loan that is about to mature?

Yes, if the work is finished. Purchases and refinances are both eligible, and that is one of the most common uses: pay off a maturing rehab loan while the house sells or leases.
