Rentals up to 65% LTV · flips, bridge and construction eligible
US investment property loans for foreign nationals
Not a US citizen or resident? Every program on this site is open to foreign national investors. Rentals are sized at up to 65% of value instead of 80%, and the loan closes in a US entity.
What changes for a foreign national
| Program | Foreign nationals | Leverage |
|---|---|---|
| DSCR rental loan | Eligible | Up to 65% LTV (80% for US borrowers) |
| Rental portfolio loan | Eligible | Up to 65% LTV |
| Fix and flip loan | Eligible | Some countries excluded |
| 1-4 unit bridge loan | Eligible | Same leverage as US borrowers |
| Ground-up construction | Eligible | Same caps as US borrowers |
The rental math at 65%
A lower loan helps the rent test. A $400,000 single family at 65% LTV is a $260,000 loan. At an assumed 7.25% rate (an example, not a quote), $4,800 of taxes and $2,200 of insurance a year, the monthly PITIA is about $2,357, so $2,475 of rent clears the 1.05x minimum. At 80% LTV the same house would need about $2,905. Run your own numbers in the DSCR calculator with the LTV set to 65.
What to have ready
- A valid passport, and your citizenship, so we can check the country list first
- A US LLC or corporation to borrow in (it can be formed before closing)
- Proof of funds for the down payment, costs and reserves, held where the lender can verify it
- For a rental: the lease, or the market rent the appraiser will confirm
The rest of each program is the same as for a US investor: the same property types, the same 1-4 unit limit, the same states. Rural properties are excluded on rentals.
Questions people ask
Can I get a US rental loan without a Social Security number?
Foreign nationals are eligible on every program here. Expect the lender to ask for a passport, proof of funds, and a US LLC or corporation to borrow in. Ask us which documents apply to your country before you sign a purchase contract.
How much do I need to put down on a rental?
At least 35%, because a DSCR rental loan to a foreign national tops out at 65% of the price or value.
Is every country eligible?
No. The lender keeps a list of ineligible countries and does not publish it, so tell us your citizenship first and we will check before you spend money on the deal.
Do I have to be in the US to close?
Ask us about your situation. Closings involve signing loan documents for a US entity, and how and where that can be done depends on the title company and the state.
Buying in the US from abroad?
Send us the deal and your country. We will tell you what the lender can do.
