Who runs this site

Doors Funded (doorsfunded.com) is operated by Janover Capital LLC. Janover Capital LLC arranges loans; it does not make them. Loans are made by a third-party lender or its licensed affiliates, which make every credit decision and set the final terms.

How we are paid

Janover Capital LLC is paid when a loan closes. Our compensation is shown on your term sheet and on the closing statement before you sign. We may also be paid by the lender for loans we arrange.

Business-purpose loans only

Every loan offered on this site is a business-purpose loan secured by non-owner-occupied investment property, made to a business entity with a personal guarantee. These are not consumer loans. They are not available for a home that you, your family or your business partners live in or will live in, and the consumer disclosures that come with a home mortgage do not apply to them.

Where loans are available

Loans are available in 47 states and Washington, DC. Not available in North Dakota, South Dakota or Vermont. Nothing on this site is an offer or solicitation in any state where Janover Capital LLC or the lender is not licensed or authorized to do business. Some states license the arranging of business-purpose loans; where that applies, we work only within the licenses we hold.

Terms, rates and examples

Program terms shown on this site are current on the date stated next to them. Terms change without notice, and the term sheet for your loan controls. Leverage shown is the highest offered; your loan may be lower based on credit score, experience, the property, its location and the appraisal. Calculator results are estimates from the numbers you enter, not a quote, an approval or a commitment to lend. Interest rates in the calculators are placeholders for the arithmetic, not rates offered.

Sending a deal through this site does not pull your credit and does not obligate you or the lender. Approval is never guaranteed.
