What the calculator assumes

  • Loan: up to 90% of the purchase price plus 100% of the rehab budget, cut back if the total passes 75% of ARV. When the cap bites, the purchase advance shrinks and the rehab holdback stays whole.
  • Interest: on the purchase advance for the whole hold, and on half the rehab budget on average.
  • Buying costs: title, escrow and recording as a share of price. 1.5% is a starting point; your title quote is better.
  • Selling costs: commissions, seller-paid closing costs and concessions as a share of ARV.
  • Return: profit divided by every dollar of your own cash, before income tax.

Questions people ask

What is the 70% rule in house flipping?

A rule of thumb that you should pay no more than 70% of the after-repair value, minus the rehab cost. On a $410,000 ARV with $65,000 of work, that is $222,000. It is a screen, not a law; the full cost stack in this calculator is the real test.

How much cash do I need for a fix and flip loan?

At least 10% of the price at closing, plus points, closing costs, interest and holding costs while you own it. The "your cash in the deal" line adds all of it up.

How is interest figured on a rehab loan?

Interest runs on money you have actually received. The purchase advance is out from day one; rehab money is out only after each draw. This calculator assumes draws arrive evenly, so about half the rehab budget is outstanding on average.

What counts as a good flip?

Many flippers look for a profit of 10% or more of the ARV after every cost. The stamp on the sheet turns to "Thin" below that and "Loses" below zero.
