DSCR floor: Kiavi 0.80x, Griffin Funding no minimum. On a $2,000 monthly payment (principal, interest, taxes, insurance and HOA), Kiavi needs at least $1,600 of rent; Griffin Funding sets no floor. Below is everything else each one publishes on its own website, term by term.

The two lenders

Kiavi

Investor-only lender based in Pittsburgh, operating since 2013 (formerly LendingHome). Figure Technology Solutions completed its acquisition of Kiavi on September 1, 2026; Figure's 8-K says Kiavi, Inc. survived the merger as a wholly owned Figure subsidiary.

Griffin Funding

Direct-to-consumer mortgage lender founded in 2013 and based in San Diego, California (NMLS 1120111). It offers DSCR loans alongside VA, bank-statement and other non-QM products.

The differences that change a deal

  • Foreign nationals: Griffin Funding: offered through a separate Foreign National program: valid visa or visa waiver, at least 20% down, loans up to $5 million, typically up to four units. The DSCR page itself mentions only individuals and U.S. LLCs. Kiavi: not eligible. Borrowers must be US citizens or permanent residents.
  • Credit on rentals: Kiavi publishes a 660 minimum, Griffin Funding 620.
  • Leverage on a rental purchase: up to 80% at Kiavi, 85% at Griffin Funding, which is 5 points of down payment on the same house.
  • Kiavi publishes terms for fix and flip loans; Griffin Funding publishes no terms of its own for them.
  • Kiavi publishes terms for ground-up construction loans; Griffin Funding publishes no terms of its own for them.
  • Largest DSCR loan: $2 million at Kiavi, $4.5 million at Griffin Funding.
  • Borrowing entity: Kiavi: business entity required in every state it lends in. Griffin Funding: not required. You can borrow as an individual or through a U.S. LLC with a personal guarantee. Partnership, corporation, S corp or revocable-trust vesting depends on the program.
