DSCR loans when the rent does not cover the payment

A DSCR of 1.00x means the rent exactly covers principal, interest, taxes, insurance and any HOA. Below that, the property loses money every month on paper, and only some lenders will still lend. Published floors run from no minimum to 1.05x, which is where our program sits.

What to check before you apply

  • Below 1.00x, expect lower leverage, a higher rate or more reserves. Lenders price the shortfall; they do not ignore it.
  • Check the rent rule before the floor. A lender that counts 110% or 125% of appraised market rent can turn a 0.95x deal into a 1.05x deal without changing anything else.
  • Run your deal in the DSCR calculator: it solves the rent you need for 1.05x and the largest loan the rent supports.

Each lender's figures, with the page it came from, are on its own page: follow the name in the table. Every lender prices each deal, and the term sheet you get is what counts.
