Published caps are best cases. Lenders lower leverage for lower scores, first deals and some states, and price every loan on its own. The DSCR cap uses the same placeholder rate for every lender; flip caps published as loan-to-cost apply to price plus rehab; the others apply the purchase share to the price and the rehab share to the rehab budget.

The method

DSCR loans: the lowest of price × the lender's purchase LTV, the loan whose payment (30-year amortization at your rate, plus taxes, insurance and HOA) the rent covers at the lender's DSCR minimum, and the lender's loan maximum. A lender that publishes no DSCR minimum is sized on LTV alone.

Fix and flip loans: the lowest of its cost cap (a loan-to-cost share of price plus rehab, or, where the lender publishes separate shares, its purchase share × price plus its rehab share × rehab), its ARV share × ARV, and its loan maximum. Where a lender does not publish a limit, the row says so rather than guessing.

Every figure comes from each lender's own website; the sources and dates are on each lender's page in lenders compared. To see which lenders fit on credit, state and experience as well, use the lender match tool.

Questions people ask

How much can I borrow on a rental property?

On a DSCR loan, the lowest of three limits: the lender's LTV times the price, the loan the rent supports at the lender's DSCR minimum, and the lender's loan maximum. The table runs all three for every lender, so you can see which one binds for your deal.

Why does the same deal get different loan sizes?

Because published caps differ: purchase LTV from 80% to 85%, DSCR minimums from none to 1.05x, and loan maximums from $1.5 million to $4.5 million on a single rental. A lender with no DSCR minimum lends on value alone; one with a 1.05x floor may cap the loan below its LTV when the rent is thin.

Is the max loan here what I will get?

No. These are best-case published caps. Lenders cut leverage for lower credit scores, first deals, some states and some property types, and price every loan on its own. Use the table to choose who to call, then get a term sheet.
