DSCR floor: Angel Oak no minimum, ABL 1.00x. On a $2,000 monthly payment (principal, interest, taxes, insurance and HOA), Angel Oak sets no floor; ABL needs at least $2,000 of rent. Below is everything else each one publishes on its own website, term by term.

Non-QM mortgage lender. Its DSCR program page is written for mortgage originators and says business-purpose loans are offered through approved clients, so most investors reach it through a broker or loan officer.

Asset Based Lending

Direct private real estate lender based in Jersey City, New Jersey, founded in 2010 (NMLS #2449622). It funds fix and flip, new construction and bridge loans in-house; its DSCR rental loans are brokered to third-party capital partners.
