Kiavi vs Asset Based Lending: published loan terms side by side
DSCR floor: Kiavi 0.80x, ABL 1.00x. On a $2,000 monthly payment (principal, interest, taxes, insurance and HOA), Kiavi needs at least $1,600 of rent; ABL needs at least $2,000 of rent. Below is everything else each one publishes on its own website, term by term.
The two lenders
Kiavi
Investor-only lender based in Pittsburgh, operating since 2013 (formerly LendingHome). Figure Technology Solutions completed its acquisition of Kiavi on September 1, 2026; Figure's 8-K says Kiavi, Inc. survived the merger as a wholly owned Figure subsidiary.
Asset Based Lending
Direct private real estate lender based in Jersey City, New Jersey, founded in 2010 (NMLS #2449622). It funds fix and flip, new construction and bridge loans in-house; its DSCR rental loans are brokered to third-party capital partners.
