Blanket portfolio loans for rentals: who lends, and how big
A blanket loan puts several rentals under one note: one closing, one payment, one maturity. Lenders aim at very different sizes, from a three-house loan to $50 million and up, so the size of your portfolio picks the lender before anything else does.

What to check before you apply
- Ask about release prices: what you must pay down to sell one house out of the blanket.
- Large portfolio loans often carry yield maintenance or defeasance instead of a step-down prepayment penalty.
- Run the whole portfolio through the portfolio DSCR calculator; one weak property can pull the blended ratio under the floor.
Each lender's figures, with the page it came from, are on its own page: follow the name in the table. Every lender prices each deal, and the term sheet you get is what counts.
