Minimum credit score for a DSCR loan, lender by lender

Credit is the second number after DSCR that decides a rental loan. Published minimums run from 620 to 680, and several lenders tier their leverage by score, so the minimum gets you in the door while 700-740 gets you the headline LTV. Our program needs 660.

What to check before you apply

  • The score lenders use is usually the middle of three bureau scores for the guarantor with the highest ownership, not the best one.
  • If you sit just under a tier, ask whether a rapid rescore is worth it: 20 points can move LTV by 5-15 points at some lenders.
  • Several lenders do not publish a minimum at all. Ask before you pay for an appraisal.

Each lender's figures, with the page it came from, are on its own page: follow the name in the table. Every lender prices each deal, and the term sheet you get is what counts.
