Highest-LTV DSCR loans: how little you can put down

Most DSCR lenders stop at 80% LTV on a purchase, which is 20% down. A few publish 85%, usually with a higher score or a smaller loan attached. Cash-out refinances run about 5 points lower at most lenders that publish both.

What to check before you apply

  • At 85% LTV the DSCR test gets harder: a bigger loan means a bigger payment against the same rent.
  • In the first months of ownership, many lenders size the loan on what you paid (plus documented rehab), not the new appraisal.

Each lender's figures, with the page it came from, are on its own page: follow the name in the table. Every lender prices each deal, and the term sheet you get is what counts.
