Ground-up construction loans: what experience each lender wants

Experience is the first gate on a construction loan, before credit or leverage. Some lenders want a prior ground-up build on your title, some count a general contractor's permitted builds or past flips, and a few lend to first-time builders at lower limits.

10 lenders from their own websites (2 meet this test on published terms), plus our programs, first and marked. Not a ranking.

What to check before you apply

  • Bring the build team with the application: a general contractor with permitted builds can stand in for your own experience at several lenders.
  • Ask how land is treated. Most lenders advance a share of land value and 100% of vertical costs in draws, so your equity is in the land.
  • Model the interest on drawn funds and the time to sell or refinance in the construction calculator.

Each lender's figures, with the page it came from, are on its own page: follow the name in the table. Every lender prices each deal, and the term sheet you get is what counts.
