DSCR loans for short-term rentals: which lenders say yes

Short-term rentals qualify on a different income number than long-term rentals: a booking history, an AirDNA projection, or a market-rent appraisal that ignores the nightly income. Only some lenders publish that they take them, and our program does not finance vacation or seasonal rentals.

13 lenders from their own websites (7 meet this test on published terms), plus our programs, first and marked. Not a ranking.

What to check before you apply

  • Ask which income the lender uses: 12 months of booking statements, an AirDNA estimate, or long-term market rent. The answer can swing the DSCR by 0.3x or more.
  • Some lenders set a higher DSCR floor for short-term rentals than for long-term ones.
  • Check the city before the lender: local short-term rental bans and permit caps end more deals than credit does.

Each lender's figures, with the page it came from, are on its own page: follow the name in the table. Every lender prices each deal, and the term sheet you get is what counts.
