How much each lender lends on a flip: purchase, rehab and ARV

A flip loan is the lower of two caps: a share of the price plus rehab, and a share of after-repair value. On a light rehab the purchase cap usually binds; on a heavy one the ARV cap does. Compare both before you compare rates.

What to check before you apply

  • Rehab is usually funded in draws after inspection: you front each stage, so plan the cash.
  • Interest on most flip loans is charged only on drawn rehab funds. Model it in the fix and flip calculator.

Each lender's figures, with the page it came from, are on its own page: follow the name in the table. Every lender prices each deal, and the term sheet you get is what counts.
