Smallest and largest DSCR loans, lender by lender

Cheap rentals are where minimum loan sizes bite: a $90,000 house at 75% LTV is a $67,500 loan, below the published minimum at nearly every lender here. At the other end, single-property maximums run from $1.5 million to $4.5 million.

What to check before you apply

  • Many lenders also set a minimum property value (often $100,000-$150,000) that rules out a deal before the loan minimum does.
  • On a small loan, fixed costs (appraisal, title, legal) are a bigger share. Compare total cash to close, not rate.

Each lender's figures, with the page it came from, are on its own page: follow the name in the table. Every lender prices each deal, and the term sheet you get is what counts.
